Fire Risk - Health and Safety

In compliance with legalisation, we maintain safe working and living environments and manage the Fire Risk, Health and Safety for on-site staff and residential communal areas as follows:

  • Arrange Fire Risk Health and safety assessments and use approved accredited contractors to carry out assessor’s recommendations
  • Carry out in house intermediate risk reviews

Sales

  • Preparation and issue of LPE1 packs to conveyancers
  • Dealing with assignment of notice and/or charge Deed of Covenant and HM Land Registry consents.
  • Issuing share certificates where applicable

Property

  • Dealing with residents’ enquiries and day-to-day lessee issues and reporting
  • Regular site visits/inspections and administration of works required
  • General day-to-day maintenance.
  • Arranging out of hours support
  • Preparing specifications and contracts for minor works and services such as cleaning, gardening, window cleaning and overseeing such works
  • Arranging specifications, tenders and supervision of major works including instructing and liaising with specialist consultants and inspecting work in progress and handling retentions
  • Issuing S20 consultation notices.
  • Arranging planned maintenance surveys and condition reports
  • Arranging buildings and other insurance and dealing with claims (general & high value)

Site Staff

  • Supervision of any site staff and payroll
  • Dealing with employment related issues and contracts
  • Staff recruitment

Company Secretarial

  • Calling and attending annual meetings or extraordinary general meetings.
  • Consultation with the client on management matters
  • Maintaining statutory books
  • Issuing relevant notices
  • Minuting meetings
  • Preparing and filing Annual Returns
